Dormer extension above original ridge height?

Your architect is right - it is unlikely to get planning approval. Might be wortt a punt as you can point to a close-by precedent, but don't hold your breath. You could submit a planning application to replace the roof and thereby raise the ridge. Maybe if you do this the dormer won't be so...

    UPVC Window Beading

The regs for double glazing that preclude the glass being removable from the outside have been in place for many many years. It is hard to believe that any double glazing company in the UK is selling/installing units that do not conform to this requirement. I challenged my double glazing...

    Party Wall

There are many horror stories. Some of these include situations where neighbours have been friends for many many years, supporting each other through personal tragedies and all fully agree to the development. When building works occur, long term relationships can get stretched. Whilst you can...

How much insulation goes into new loft extensions or new builds

Hi This web site says http://www.thinkinsulation.co.uk/upgrading-your-home/loft-insulation/how-much-insulation-do-i-need/#axzz43k4j0PHN Says "Current building regulations recommend a minimum depth of 270mm" Geoff

Planning refusal for under development of site does this happen?

Why not put the plans in for all the houses with the necessary road way accesses/hard standing etc and then gain agreement to phase the build 1 house a a time.

    Hot water pump cavitting

Hi, Pleased to report that with the pump relocated to near the floor the pump now runs nicely with no air. (It took longer than I thought to test this as I needed some good sunshine.) Thanks for your guidance. Regards Geoff

    Building notice and plans

As it is PD you can do what you like. However, the safest thing to do is wait for the LDC to be issued and that may take 6 weeks. (It is simply your risk if the plans are deemed to be outside of PD)

    Hot water pump cavitting

Thanks Madrab an Nozzle One final question before a reach for a wrench!! There is a non-return valve in the circuit. Any guidance for where that should be placed in relation to the pump and the tank connections?

    Hot water pump cavitting

Hi Are you sure you would put the pump on the down-side? My thoughts are 1) I am getting some air in the pipework (to be expected) 2) It will build up at the highest point in the loop (just behind the pump) 3) Once the air pocket reaches the pump it won't prime Regards Geoff

    Hot water pump cavitting

Hi Madrab Thank you for the guidance. I put the pump at the top of the pipe work because it meant that I could get the air out of the pipework using the air bleeding screw on the pump. I guess that was not such a smart idea? If the pump is moved to a vertical pipe (on the UP side) - do you...

    Hot water pump cavitting

Hi I installed a brass pump to circulate hot water from the top of the HW tank to the bottom 18 month ago. This is part of a SolarPV system. The surplus electricity is directed to the hot water heating element. When the top of the tank is hot and the element thermostat kicks-in a relay...

Circulaing pump is pulling air via the vernt pipe

Completed a longer test with the pump now fully horizontal. Also put the jam jar on the vent pipe when air is flowing to see if any exits from the vent pipe Still get air forming in the pump - even when the water is only luke warm - We can clearly hear the bubbles rising in the tank. Nothing...

Circulaing pump is pulling air via the vernt pipe

OK - I get it. I must not remove the vent pipe :!: So we are certain that it is dissolved air in the water that is forming the bubbles in the pump. I guess the combination of high temperature and the reduced pressure at the pump inlet would cause this. Any ideas on next steps- I...

Circulaing pump is pulling air via the vernt pipe

Right - sorry for the delay The result of the Jam Jar test When starting the pump the water level hardly moves. So there is no air coming in from the vent pipe. So the comment by jeff the gasman seems to be correct >The Venturi effect on some parts of a system can also have this...

Circulaing pump is pulling air via the vernt pipe

Hi mfarrow My logic is a) I can demand hot water at any point - when I demand hot water then it needs to be hot b) On a cloudy or winter day I may not have the energy to heat the whole tank c) An average temperature tank is far less useful than having the top 3rd hot and the bottom cold...

Circulaing pump is pulling air via the vernt pipe

Thanks - St0rmer66. Do you suggest taking the vent off the tank. The plumbing is such that it "should" work. I originally had no vent when the tank went in. This was OK until the heating element melted its solder joint as a bubble had formed at the top of the tank. If there is a...

Circulaing pump is pulling air via the vernt pipe

Hi An update Consulted the installation instructions - the pipe line is horizontal but the pump was slightly tilted up. That is now fixed. A quick test shows it still gets air, but I should leave it running to test it properly. (There is no doubt that it shifts very hot water when it is...

Circulaing pump is pulling air via the vernt pipe

Potable water ? this is the hot water. No matter, it is a bronze pump. I will re-check the instructions. The pump is certainly pulling air from somewhere and logically it can only be the vent pipe. :?: The pump works fine when it starts up - but say 10 mins later, it is “on” but not...
