6mt full width extn. ridiculousness - again

Yes, 4.85M depth. Full plans. On appeal. We should of just filed full plans on 5M and appealed. It was not worth continuing to attempted to appease the council as they didn't actually know what they wanted and had sent us on 2 revisions to appease what they wanted but still refused. The one...

Trying to resolve damp and missing bricks

True. OP should definitely investigate humidity and related condensation. Many flats suffer from poor air changes and humidity that is too high, which eventually starts to take its toll on building decoration, finishes and contents.... But still, when I look at the ground levels, and it is...

Trying to resolve damp and missing bricks

Post #11. Thank you. Apology accepted. Photo attached with red circle. This is the area I thought looked possibly like a conduit exists, but it is quite hard to make out, and now I look again - I am not sure - it could be. But I was looking for explanations as to why the brickwork would of been...

post #7. Get some glasses and look and think a bit harder. You have no idea. Clearly.

Trying to resolve damp and missing bricks

Is the third photo down, showing missing bricks - is there a conduit maybe electrics entering the flat there? It looks like something maybe entering there and the reason for the bodge. Surely missing external leaf at dpc and one brick above dpc level will lead to some risk of water...

    Moving lampost cost and planning

I have a driveway and dropped kerb already and so does the neighbour. Our driveways are side by side without any gap. Built with driveways in the 1930s. Then there is a streetlamp planted bang in the middle of the two drives inline with the side boundary between the two properties. A real pain...

Survey done indicates some issues: which are against building code

As others have written, they sound fairly minor, in the scheme of things. You need to assess whether they create a significant problem for you or not. You can talk to your surveyor who wrote the report for a bit more depth on the issue (if you don't understand fully) or pass to a builder, to...

Stop Cock only stops downstairs supply

Yes, in that case it should do.

Stop Cock only stops downstairs supply

Do you have mains hot water or is there a header tank?

    What's causing this?

Mmm. yes ok. The window. You could definitely try to open, for some more air exchange. And assess what happens. Closing for late afternoon / evening/ night time. See if it improves at all with the air exchange. The air will be colder but may be dryer than the air in the cellar. A hygrometer...

    What's causing this?

Ok. Is it only now, with extreme cold that the problem has arisen? Does it go away? Ok. Have you checked that the hose is intact and exhausting all moist air to the exit of the chute?> Edit: Q3) how saturated is that ground under there near the wall with the carpet and where is the DPC level...

6mt full width extn. ridiculousness - again

No answers to offer really. Just an experience. Wanted a 5M deep extension accross the full width back of our semi approx 6.5M wide. Tried the PN route with the "relaxed" requirements with out local council around 2016... Attached neighbours objected. Council agreed even though neighbours were...

Right of Way, Access through Garden

Yeah. Very logical and cuts through all the BS, assuming of course their is no registered easement.

    What's causing this?

IS this the same wall as this post. https://www.diynot.com/diy/threads/whats-causing-this.604503/ From both photos it seems most likely to be condensation, especially as it seems to taper out towards ground level. Extreme cold air meeting warmer (moist air) condenses around the air vent. Is...

Central Heating Modifications – Set up . Commissioning

Yes. Could well be too much for the installer. I suppose what you are saying is a better way arranging pipework and of just ensuring the hw is activated separately to the heating. He could program the morning or mid morning heating of hot water tank to be stand alone with out any rad call for...

Central Heating Modifications – Set up . Commissioning

Thanks for the reply. Yes, I think it would of been better, cheaper and more efficient. Given he is now heating hotwater in a tank he potentially doesn't use, depending on whether he uses the upstairs or downstairs bathroom, for showering or bathing. If he uses downstairs bathroom then the...

Central Heating Modifications – Set up . Commissioning

Yes. Thanks. Agree. Had I been asked for my opinion before it was installed, I would of said replace like with like. I.e. a conventional heat only boiler. It is wrong on so many levels #Required more pipework adaptions than if heat only boiler replaced. #Oversized capacity #Oversized...

Central Heating Modifications – Set up . Commissioning

Ok. Yes, that seems to be the problem. Very little heat from downstairs rads when hot water zone valve is allowing flow to coil. Will try and get readings and will report back. Thanks a lot for all these replies and advice.

Central Heating Modifications – Set up . Commissioning

Will try that. Thanks. Or maybe suggest to engineer on his revisit. Either way gives me something to work with. You think a gate valve on the hot water tank coil should not be necessary? There wasn't one there in the past set up. ? Thanks a lot..

Central Heating Modifications – Set up . Commissioning

Yes. I read those config settings. As not used to auto pump settings. It is on zero. If I change to 3 or 4 it said something about needing to change the setting in the bypass inside the boiler to max. Is that necessary as well? Thank you.
