    I collected the pump today. I noticed there are two wiring connections, one with 2 cores and one with 3. If I wanted to connect directly into the electrics via the switch on the wall, would I use 2 or 3 core?

    I've just popped back home from work to check and the soil pipe does go out through the roof. Sounds like a pump could be the best way forward. I'm sure I can deaden the noise and we're cheap skates so don't have the heating on overnight anyway but I suppose getting woken up in the morning...

    Yes, I agree. If we ever have building work done, I will look to relocate. Apologies, what does this mean 'If nothing else just to run the flue is a PITA (never like punching through a sealed roof, you often see some nightmares), never mind finding a route for the condensate.

    The boiler flue is in the attic, it's a verticle one that goes into the roof.

    I'm not sure if a pump is required, I can get a slope through my wardrobe and out the wall but then I'm concerned about freezing on the external pipe. I see that trace heating seems to be an option here. My next concern is, if I do clad the house and then the trace heating breaks, how do I fix.....

    I've used 'no more ply' before, albeit for its proper use, but this page https://www.tilingsuppliesdirect.co.uk/product/no-more-ply-tongue-groove-board-22mm#.XkrpNWj7TRk mentions it's suitable for exterior use? Might give them a call tomorrow.
