    That pushfit elbow tells me there's been an issue before! Blocked feed from f&e. Magnetite. Get it cleared out. Either you or a decent plumber. Could try a gallo gun if you're up to it, but I'd be poking something up and down the pipe if it's accessible.

    Geberit may have discontinued items but IME they have replacements that will fit. Also IME, not worth changing washers etc, just get new valves, but then again, I haven't the time to try it and see... Customers want it fixed ASAP and most economical way.

    With 3.4 bar incoming mains you need a PRV and a shock arrestor as most/if not all combi MI's state. And benchmarks.

    Heat only cost more than combis. You won't have the backup of an immersion if going for a combi and your mains flow rate needs to be decent.
