    I did mine DIY with dry valley too. No messing with mortar and will last longer as a result hopefully. The boards NEED TO BE FLUSH otherwise they'll jut the tiles up and it'll look awful.

    Nobody has mentioned that because this CU is made of plastic, it carries a high risk of causing a major house fire if something inside overheats and starts burning. Not that this isn't true of plastic swiches/sockets/showers etc, but nevertheless the regulation is there!

    Expanded polystyrene is bad for cables, but expanded PIR foam/celotex/kingspan should be OK. It looks like foam style cavity wall insulation. Perhaps some pipes going through the wall to downstairs or the soil pipe to outside. I doubt someone's put it in there deliberately.

    Black marks on lead flashing

    Thanks @alastairreid. I think the black stuff is too badly baked on: I tried wire brush, cellulose thinners, acetone and white spirit, all to no avail. I'll use proper lead sealant, not leadmate I don't think but it's what my local roofing place sells.

    Our house has 1:200 slope rains and although a pain to set (renewed after extension) they work OK and passed Severn Trent inspection. I concreted mine in at intervals to keep it lined up then pea shingled afterwards. I would normally go straight to pea shingle but didn't want any flat spots.

    Our demister's on a pipe stat for the hot to the shower/bath. In your case you'll need to put the light on around the mirror before you have a shower.
