    The boiler is going to Dry Fire after every switch off and on most of the times apart from when the rads are on. Btw I usually have CH and HW on constant ON throughout the year which is not very good I suppose.

    Does it look like the 3 port diverter valve is gone or needs to be bled?

    I noticed the pump was running quiet fast at 38W and there was definitely a lot of noise from flowing water. The water itself was luke warm but I suppose that is from the earlier CH flow as the rads were on in toddler's bedroom for 1-2 hours. Definitely not warm warm as it used to be.

    I tried running hot water from a downstairs tap for 10 minutes and the B pipe stays cold. No rads are on at the moment.

    Thanks for your suggestion. I tried cranking it up on the boiler to no effect.

    @noseall AFAIK builders usually have their accounts with suppliers so besides the fact they should really have a good cash flow they should not need to take a hefty deposit on the excuse of no cash to purchase some materials to start the work. I agree if there is no way to start the work...

    I have also tried to contact traditional builders but nobody seems to be interested in this type of work it seems? Can you share with me how you find some decent companies to quote as I am slowly losing my mind with this?

    Interesting. Maybe we are just unlucky contacting mostly such companies. They are usually claiming they cannot provide 10 year warranty if they are not sourcing the materials (which is nonsense in my view but hey). When I actually asked one company if they would work on the labour only basis...

    That company that I requested detailed payment plan told me initially a small deposit would be sufficient (that is why I explored more details with them) but after two f2f meetings when we come down to details expect me to pay 50% when materials are delivered (after the initial 35% deposit)...
