Pressure is fine on boiler. I notice the fuse spur is on but the led on the boiler is not? In any case all's you can do is reset the boiler and check the pressure. Don't diy on a boiler that is not yours, I would be pushing the landlord to get someone out same day next day.

Not one in the boiler as stated above. Google auto bypass valve it goes outside the boiler between flow and return.

I still would assume it's the hydraulic venturi, compare it to a new one, it will either be In pieces or the little spring will be out of position.

Centerbrand rf stat is the best thing to replace it with, you would need to wire it to boiler. you can use potterton own rf stat, very simple to fit, no extra cables neede but they are expensive and crap!

Replace with a center brand rf stat or honey well cm927. Always have problems with the Siemens, absolute cheap junk
