    Extension with no records

One obvious thing as it was a rear extension is that it was possibly permitted development and did not need planning permission. That might be why the council has no record of a planning application. The building regulations aspect is more complicated. As Mr Rusty suggested check that the...

    Replacement windows

There is not enough information to give a definitive answer. Why did Building Control "come round"? Did OP make an application to replace the doors, was there other work going on in the house or were they just passing and noticed the new doors being installed? Who installed the doors and what is...

    Concrete lintel foundation in footings

That would be the same LABC that signed off Grenfell Tower and hundreds of other high rise buildings covered with flammable cladding? Hardly a ringing endorsement of their professionalism and competency.

    Concrete lintel foundation in footings

When you see the cracking and spalling that can occur on exposed concrete lintels above door and window openings in relatively dry conditions it does make the idea of burying a standard precast concrete lintel underground with quite wide spans seem rather bonkers. I would not specify it unless...

    L Shaper Rear extension refused

Before we go down that route there is a lot of information we are not being given. The existing house has a very strange layout so I suspect the rear addition/outrigger, or parts thereof are not original. With a proper assessment maybe it can be permitted development/larger home extension...

    L Shaper Rear extension refused

Looks like it was prior approval for a larger home extension application but as it's a wrap around it is classed as a side extension which does not come under the prior approval scheme. Nor would it be permitted development so you will need a full planning application.

What rot / fungus is this?

Before we go down the "dry rot" rabbit hole a bit of perspective might be in order. There are countless types of fungus and whilst there are only a few types of dry rot, they are not that common. Back in the day you could send samples to TRADA and their experts would identify the fungus, it used...

Access Rights / Easements & Deeds

I assume the 3 month grace period is to give new owners time to build a new path. otherwise from day 1 they would have no access to the property. The devil will be in the detail. The grant of access will need to be worded very carefully to avoid inadvertently granting more rights than intended...

Space saving stairs vs UK building regs

I would have thought the best people to ask are EeStairs themselves? Quoting from their brochure .... "1m2 stairs meet building regulations if used specifically in limited spaces." .... so you would like to think they have information to back this up. As Freddie said in post #6 for a single...

Unusual lintel/frame in ~1950s council house

My bad, I focused on the illustration and missed the original comment about the concrete to the jambs, that is unusual. I suppose you need to check whether the concrete jamb just extends for the height of the window or whether it runs all the way down to the floor.

    Non Load Bearing Wall Removal

When you say timber frame I assume you mean lightweight timber panels? If that is the case then the same rules do not apply to the internal partitions. Just because the internal partition is not taking a vertical load it may still be taking a lateral load, racking. The only way you'll know for...

Unusual lintel/frame in ~1950s council house

I've only ever seen a lintel spanning across the top of the opening as in the illustration above. If you've got vertical concrete columns either side of the opening it is more likely to be a concrete framed house.

Unusual lintel/frame in ~1950s council house

That is a very common detail in houses of that era, especially council housing. Most lintels were poured in-situ effectively making it a composite lintel, the outer skin of brickwork is supported by the inner concrete lintel by way of the ties and the general friction between the back of the...

    Open plan downstairs

The building regulations don't have a problem with stairs in a kitchen for a two storey house. As long as the ground and first floor rooms have doors or windows suitable for fire escape as Freddie suggested (which is very simple to achieve) then the stairs can be open plan and anywhere in the...

step stair crack to brick work

There is clearly some movement in the building and as it has been repaired and continued to move it would seem to be ongoing. Something is causing the movement and a stepped crack is a fairly classic symptom of subsidence. The seller commissioning a structural report is rather pointless, they...

Affordable fall protection options for climbing a steep roof?

To get back to the OP's actual question. Fall arrest anchors have to be very securely fixed to the structure of the building or be very heavy as they need to resist the dynamic load of a falling human body. I doubt very much that a DIY version at a reasonable price is available.

Do I need a VCL in this wall build-up?

Technically you should get a dew point calculation, some insulation manufacturers will do it for free. My gut feeling is the dew point will be in the outer skin of brickwork so a vapour barrier might not be necessary. Having said that I would probably put a layer of polythene behind the...

    Survey not finding planning permission

At the risk of stating the bleeding obvious. is it possible that the two storey side extension was done with a private building control company?

shed in front of front elevation

Submitting a planning application could be risky. Around here the planners rarely accept outbuildings etc. to the front of the property and I have seen enforcement action taken for innocuous bike sheds. Once you have an application refused you will be on the Council's radar and any attempt to...
