    Thanks John The millage is about 120000, but it had a new clutch about 60000 ago and a new cable last year. The clutch still has a spring in it just stiff and I have to push it to the floor to get reverse.

    Thanks foxhole for your reply, do you mean ventilation in rooms or under suspended floor, I have several air bricks front and back of house, extractor fan in both bathroom and kitchen. i can only think of opening windows to increase ventilation, but this is not possible in winter months, to cold!
