    To save doing yet another thread for this house, will continue on here... So the area of damp on the wall I think is due to the tiles (and/or guttering) on the main roof. From the ground it looks like the guttering stops short, which then is allowing rain to flow off the roof, down the outside...

    Just so you know, speaking from exact personal experience, your time for DIY and indeed gaming will be ~0 at arrival of little one. My almost finished loft now stores all the hobby equipment I’ve not had a chance to touch in 3 years... :eek:

    Given the questionable quality of the work, lack of sockets & rings etc - if we do go head I think we'll just have it all rewired again and done properly! Plenty of sockets, dedicated rings and new consumer unit too.

    Thanks all for the replies and advise. Today I've received a 'Electrical Installation Certificate'. It's issued 30/07/2015 by a local outfit who are NICEIC, and the stated works are 'Full Rewire'. Should there also be a certificate from the council / building control? Not sure if this means...
