    just made out the tee as pic not the clearest . That is quite a strange looking set up although a standard gas bloke cant touch a service it might be worth asking one to have a look to identify what is going on under there . edit your new pic below is showing its an elbow not a tee

    usual reason for luke warm rads and cycling every few minutes is a slight blockage in a gauze filter in the return isolation valve it can also be caused with a sticking divertor valve .

    ITS not the thermistor sensor then as the main sensor initially controls both . .It will be a case of waiting to see if it does it again then investigate further

    my 105 is 23 years old now it is one of the most bullet proof combi`s out there and have loads on books around the 20 year old mark still going strong so he is giving you good advice. Nope its not a troublesome job it can be changed for the latest baxi purely by using 5 sockets /same flue hole...

    balancing on a condense boiler is actually around 20 degrees which on majority of existing installations is more or less impossible to reach even 12 degrees can be a struggle at times

    The one in my photo pipes were put in around early 80`s the pic was took earlier this year when the damp patch started to show on the ceiling . But we were fixing leaks like that on same estate from early 90`s so that one lasted well
