    Corner plot dormer bunglaow

Was just about to ask about the Garage (I wouldn't of guessed original either) - the way the Council are saying about the "Prior approval application" seems that they are considering the proposal as a rear extension (Which is over 4m?) Obviously we don't have the benefit of knowing what's...

    Decking complaint (threads merged)

Not at all. You could in theory be X feet (lets say 20) above the highest part of the house, if your garden had such a severe slope upwards and the decking in constructed from that high part of the original ground level; Re-read the post and the definition of "height" when assessing buildings.

    Decking complaint (threads merged)

Dicky Mint - As Tony said, there does not seem to be much point keep writing to the Council, they have made a judgement and are sticking by it..... You have already shown them the definition of "height" when measuring the building, and they either seem to be misinterpreting this, ignoring it, or...

    Decking complaint (threads merged)

Nope, decking is a building and so benefits from PD under class E (outbuildings) It is restricted to 0.3m as this is in the guidance is defined as the height that's permitted to provide garden decking at - anything higher would be a raised platform that required consent.

If they have been carried out as per this drawing, you should be fine, as per Woody's second post. Your 300mm will be measured from the left hand side as viewed on the above drawing (highest ground level) on each of these decking areas. Your reply should be OK to cover most points. The officer...

changing rear doors on granted extension

Technically you'll need planning consent as it's deviating from the plans that you had approved... In reality it probably won't ever get picked up. You could consider a minor amendment to the original plans if you want to cover yourself and/or have some comfort (if your going to sell soon or...

    Corner plot dormer bunglaow

Yes. Imagine for a second, your double garage wasn't there. If you were to add this proposed extension you would need permission because you are adding an extension (as shown as the grey shaded image on the Original Post) that extends off the side of the property (a side extension) and fronts a...

    Corner plot dormer bunglaow

Your side extension you are proposing behind the double garage needs planning permission; it is a side extension that extends towards a Highway. You don't have a 'building line' set by the furthest wall of the garage.. the building line is the outline of the original wall(s). Read page 15 of the...

LPA consider my Coach house to be a flat for PDR purposes.

The ownership issue is the main issue; It looks to me that there is a few houses in that photo that are light on parking and that provision would of probably been your garages at ground floor and the frontage? This is definitely pertinent from woody and I wouldn't go much further than this...

    Adverse Possession

You are getting a little confused. "Adverse possession" isn't really much to do with planning or planning permission; It's just to do with ownership of the land. (Off the top of my head its about 16 years you need to have occupied land to claim adverse possession?) As Newboy pointed out, you're...

    Planning permission help

Looks like a new(er) build. Check with the original planning application might give you some indication (E.g. the elevation plans) as to the principle elevation. In this case though, it doesn't matter if Elevation 1 or Elevation 2 is the principle elevation; If it's elevation 1 you're proposing...

Garden Room without planning - future Self Catering Use

I think you will need permission for it if you are adding this glass "walkway". You are effectively changing the outbuilding into an extension to the main dwelling house. The extension as a whole (glass walkway and outbuilding) is probably going to be too wide and too deep in comparison to the...

    Outbuilding to Granny Annex

I guess so if that's the Total including VAT and inspections.

    Outbuilding to Granny Annex

Bit confusing? You need to check the decision document as Woody said if you already applied and had granted planning permission. If you had an 'ancillary outbuilding' approved (as per your original post) you're going to need permission to use it for a non ancillary use. If you didnt have...

    larger extensions without planning permission.

? Be useful for some reading on this? seems against the whole point of having an Article 4. This was altered last year; they would require the same fee as if they were a full planning application now if they are under an Article 4 direction. LINK...

how can I check the build quality on permitted development with change of use

Has it been used (lived in) since the approval in 2016? Has the 2016 permission definetly been implemented? Get a regularisation application in with the Council and send an inspector down who will give you a proper building regs certificate if it's okay. It is probably going to be on the...

Porch on terrace - how to measure height on sloping ground?

Firstly, you may well not be able to do the porch if you are tieing it into an existing roof of a side extension - whole thing could be classed as a front / side extension. In terms of height, we would need to know what is the 'original' ground level. If the house was built like that (or stood...

    Double Story Exstension

You can build it up to the boundary, single storey up to 3m (should your PD rights be intact on the property) Two storey will require planning permission. Speak with your local water authority or perhaps the Local Council to see whether or not the drains will require a build over agreement.

Help please...house purchase in limbo due to conservatory/decking!

Sounds to me it may well be permitted development - you measure the 'height' of the conservatory and the decking from the highest land level of which they are built off. If we saw a photo / sketch could advise a little more, but could very well be PD. These two points too.

First floor extension atop existing garage.

Yeah I got that from the first post / 3rd paragraph. Of course in a monetary sense it makes FAR more sense to utilise what's there structurally. Even though I think it's a little too wide, if I was in your shoes I would of still gone in with the same sort of form that you proposed and take a...
