Lawful Development and Previously Developed Land

Surely a Certificate of Lawful Development certifies that the development was lawful. It doesn't make the development lawful, it's confirmation that it is lawful.

Two TV sockets in different rooms from a single aerial?

We've got a basic splitter to run two TVs. Seems to work fine. Easy thing to try and if it doesn't work then you can replace the splitter with an amplifier. Some need power, some can be powered via the aerial lead if your TV supports it.

Warm flat roof. A couple of questions!

Ideally you want to be hitting the joists with the screws. Easier said than done. Mark the joists then keep the screw perfectly square. Most of mine hit, when they miss you can see from the underside and give another go. Obviously you don't want too many extra holes in your vapour layer. I think...

    10w=100w

It'll be fine. It's the 10w you care about. That is the actual power. The 100w figure is the manufacturer estimate for the equivalent light output

    Dust from Sanding filler

It generates a lot of very fine dust that seems to hang in the air before settling on everything. Can you attach a vacuum to your sander? Might need an adapter but they are cheap. Second best option is a willing assistant to hold the vacuum cleaner hose near by. That gets most of the dust but...

Nigel is snapping at Starmers heels.

You've obviously not done it. It may be technically tariff free but it costs me hundreds of pounds whenever I do an export to the EU. Also a shed load of paperwork.

    Washing machine banging noise

Ours has done similar twice. The first time the drum was banging against the side. The problem was one the dampers had become detached. Put back in place with cable ties and it has been fine for years. Second time I assumed it was the same but it was much simpler. The concrete weight on the drum...

    Garage door issue

Does sound like the cable has come off. They are a pain but relatively easy to fix. If it is the same as mine then you'll probably need a new cable as they get kinked. You'll also need an allen key (3 or 4mm iirc, folding set is handy) and possibly 2 winding tools. A bit of 8 mm rod is ideal but...

Hep2o with speed fit fittings in emergency

While it needs an insert for a proper job it should work fine without one for a temporary fix especially if the pipe is straight and unstressed

    Alternative to a septic tank

For an actual alternative you could fit composting toilets. It's a pretty big change and probably not worth it but they exist. There are modern ones designed for domestic use available.

    GCHQ 2024 Quiz

Did it yesterday. Managed a few in my head but had to grab a pen and paper for the last few. The final cover picture solved ok (and the hidden bonus message) Gone Skiing, I think you are over complicating 6

Does this look like its permitted?

Looks ok for for permitted development, although not everyone has permitted development rights. It may need building regs as it looks like it's combustible material so limited to 15m2 that close to a boundary.

Blocking up trickle vents without using expanding foam?

We use old packaging foam. It's a bit like polystyrene but more plastic and less crumbly. Lots of heavier items get delivered with it. Cuts with a knife or scissors. Gets stuffed in place in winter, comes out again in spring.

    Cheap chainsaw mill?

You make the first cut along a guide to create a flat surface. Often an aluminium ladder fixed to the log. I have been considering something similar. Chatted to someone who used one on the timbers in his extension. He made some nice pieces that would've cost a fortune from the wood yard.

What size MDF for this size and shape

That looks like it'll easily come out of a single sheet (1220 x 2440). Just put the 1651 dimension along the 2440 edge.

    House Extension - Builder Questions...

Yes it can straddle two financial years but it is a 12 month period. It's tax so I suspect it's more complicated and there will be loopholes but that is how it generally works. "You must register if either: your total taxable turnover for the last 12 months goes over £90,000 (the  VAT...

    House Extension - Builder Questions...

He needs to turn over less than £90k in a 12 month period to stay under the vat threshold. If he's getting £50k in 12 weeks then I'd be surprised he can manage that if he has a lot of other work throughout the year. Maybe some creative accounting going on. Doesn't really effect you I suppose if...

    Insulated Plasterboard

If it is a warm roof construction why do you need insulated plasterboard? All the functional insulation will be above the deck and normally you just plasterboard onto the joists otherwise there is a risk of condensation onto the joists.
