    Cumbrian , when you do a two layer felt roof are you using two heat applied layers or one nail down and one heat applied? Im just curious as perhaps im going overkill on some of my outbuilding/garage jobs. I always use 1 nail on 3b, 1 layer 2mm t/o and one layer axter forceline 4.5mm t/o.

    Are the roofing tiles flat or profiled? Many flat tiles will leak under lead flashings even though the lead may seem perfectly sound if there are not soakers or grp secret gutters fitted. This is because the wind blows the rainwater running down from the valley straight under the lead.

    Cant say ive ever had a problem using vented soffits , in fact i did my own house around 5 years ago and the ventilation gaps are still wide open and performing well. Individual round soffit vents are hideous looking , very 1980,s. Over fascia vent goes very brittle after a period of time.
