    I forgot the flat roof would be covered under the building control too so probably another £300-400 for insulation board between the rafters. Building control dont want to know about flat roofs around here if you are doing them on there own.

    Nearly missed your flat roof........ 17 ft x 17 ft ....if its just a felt changeover and the boards are good then you would be looking at £900-1000 for a three layer torch on roof. If the boards were rotten about another 4-500 on top .

    Sounds like you need a downpipe connector or a socket fitting as it is sometimes known to get a snug fit. One end into the downpipe and the other to the hopper, job done !

    sounds like this is the drainage hole where all the water from the roof runs out of. I am assuming that the roof has 4 sides and no gutters ? These are very prone to leaking around this if the felt has not been sealed to this outlet properly .
