    240v on the Netural is showing a break in the Netural. Netural is earth return so you'd expect it to show no volts. If its broken it's got nowhere to flow to and becomes live like the live in.

    There was me reading this thinking broken neutral But I would have ordered the PCB first and diagnosed second... obviously. :wink: We (BG) are supplied with a test kit that checks the L-N-E in one hit, gets you out of a muddle quickly, don't trust it to do anything else electrical tho.

    I wouldn't want to work in a environment with mouse dropping and urine. :| It wasn't a unreasonable request from the engineer. I've myself requested a customer had a mouse nest removed by pest control, along with the dead mice that had chewed up the 240v wiring for the Central Heating.

    Very possible. The wireless receiver will fit in place of the existing programer or in the airing cupboard. Honeywell and Drayton do good wireless programable thermostats.

    I'd recommend you call a engineer to fix the appliance! It could be a simple recharge of the expansion vessel. A recharge will pump up the air bladder inside the vessel. A flat vessel will give no room for water expansion as water can not compress into itself thus causing a rise in water...

    Second choice for me too :) Ball versions are useless. Mucky water plus tight fitting ball twist valve is a leak waiting to happen, only takes a little dirt to become trapped.

    Fully Clockwise is closed. Open it up 1 complete and 3/4 turn anti-clockwise. If it weeps again just nip the nut up again, it's a pretty common thing for a gate valve to do. Same applies to radiator valves :)
