    Definitely go with Vaillant, depending on gas pipe run, you could get a EcoTEC Plus 412 12kW, which should be suitable for the size of your property. An additional energy saving device is required under boiler plus for Combi, for regular boiler it must have a timeclock and room thermostat to comply.

    Flux has a cleaner in which is activated by heat, so oxidised pipe is fine, as long as it's not old or dirty. Most plumbers will use a pipeslice which leaves minimal burrs anyway

    If you have a multimeter it's worth checking the voltage on the Orange wire from the 3port actuator, when the thermostat is satisfied there will be no voltage on the Orange, Keep multimeter on and see if you get 240v when the pump starts again.
