    If the new kitchen is seperated from the stairwell by a door then you are OK. Extract can be located on an external wall but must achieve 60L/s, in real money this usually means a 9" fan but there are 4" fans on the market that achieve this. Unfortunately Building Regs will still be required...

    There is no minimum B regs requirement unless your are removing an existing downstairs WC as part of the work. If the WC is new you are making the situation better than it was before.. Mechanical extract would be required and if there is no opening window it would require a 10 minute over run...

    Contrary to popular belief most Building Inspectors are reasonable people and are there to help!! A little bit more information about the foundations would be useful.. however a 9" solid brickwall on 450mm deep foundations is adequate for 3 storeys (unless bad ground) so aside from upgrading...
