    Thanks Ronny. You are correct it is the wall with the stairs. The problem is the wall opposite it is also bowing and I also think the rear wall is doing the same! The roof needs replacing anyway so I wonder whether the solution is to to rebuild the whole of the first floor??.

    Under similar circumstances I made the mistake of engaging in a PWA agreement. If the neighbour agrees and just signs it then it's no problem. However mine wanted to instruct a surveyor and it cost me over over £1000. I wouldn't mind but it's a complete waste of money and imho a bit of a scam...

    Hi Ken May I ask a question? You mentioned that the last traditional under pin you saw failed because the builder left a day between excavating and filling with concrete. Why should this cause the under pinning to fail? Thanks
