I have no idea, I haven't been to the OPs house. All I was saying that no, kickboards don't prevent drafts but if there is air flow, having a gap in the kickboard now can mean it is being felt more sensitively by feet whilst in the kitchen.
It can't prevent a draft but it can change where the draft is felt by the homeowner. With a gap in the kickboard, the draft will now be coming through there and felt by their feet when in the kitchen. Whatever route the draft was taking before clearly wasn't as obviously felt by the homeowner.
If your wall is up to the boundary line and you want a gap, then you'll have to move your wall back...
I mean, look if you can be right up to the boundary line on your side, why can't your neighbour on their side?!
Just to close this out, after a day of not having the immersion heater on, we did finally start to run out of hot water in the cylinder (thankfully whilst my wife was in the shower :) )

Quite right. The kitchen tap is the only "on demand" tap from the boiler. The bathrooms are all fed by the cylinder. I know there's been a lot in the thread to follow but I did put that in the opening post.

Just to update here, my plumber has been today and it looks like it is the diverter valve in the boiler. So I think this is what switches between demand for the hot tap and demand for the central heating.
The boiler is only 8 years old but in the last year its had a new PRV, new expansion...
Not as far as I'm aware or can see. I have a magnetic scale inhibitor on the coldwater inlet to the boiler but that's it. No mention of a Magnaclean being added in any of the commissioning paperwork for the boiler either.
