    not sure if a circulator would pull the water up ?? might do but with a pump or a circulator, both would need to have water in the pipework/hose...not sure how it would get started

    ah...dont envy that !! no drain off point i take it. any windows/similar u might be able to lower the hose down ? just had an idea....syphon into the bath - fill the bath to the top. when the tank is nearly empty take the plug out...no idea if it would work other than those, cant...

    if your sure u cant find the leak on the pipework you can see , then its a bit more involved. drain down the cold water tank in the loft. (close cold feed to it and turn hot tap on) or isolate the hot water tank if the pipe has a valve. empty the hot water tank via the drain off point ...

    it really should be deeper as per above reply and also against possible damage...car ? spade ? etc... but if your not going to dig it and bury it some more then go down to a merchant and get some good quality insulation for the size of pipe you wish to insulate

    hot and cold can go mort places...your restriction will be on whether u can get the waste water away...ie if you want the toilet on an internal wall away from the stack...this might be problematic
