I have, and hopefully learned a few plumbing secrets :cool:. My busyness stops here though; tomorrow this gets passed to the plumber. In my estimation water is the most terrifying substance known to man and I intend to go to my grave never having gone near a monkey wrench :cool:

Before I contact the plumber there is one loose end I would like to tie up. In an earlier post I mentioned the diyplumber website suggested back pumping could be caused by the pump being installed the wrong way round, sending the water in the wrong direction. This pump was installed recently...

When my son was a toddler he found a metal rod and discovered he could push it through the insulation and make nice holes :cool: ..and to answer your other question, I will phone tomorrow. Hopefully the winter rush hasn't started. This firm usually comes within a week or so.

I've followed the advice of JohnD and others and done some investigations with a magnet. It seems to bear out the suspicion that there is a blockage in the system caused by iron deposits, which will require the services of a plumber. I'll describe what I did. JohnD this is looking positive! I turned the pump setting to medium and although there is still hot water draining into the expansion the rate is far less....not much more than a trickle...I'll keep an eye on it and find the magnet tomorrow...think I know where it is. Answer to your question is...

Is this safety vent some sort of tap or valve that's meant to be closed?

Thanks Steelmasons....and I've just found something else on the internet; one of the manifestations of the pump being set too fast is air build up in the radiators. Last week I noticed one of the downstairs radiators was tepid and when I bled it it was hissing air for about five minutes, so...

More info...I've spotted a couple more taps in the airing cupboard I didn't notice before; one below the pump, the other marked 'c/w feed c/heating'. I still have a suspicion that one of these various taps is incorrectly open or shut...if someone can confirm the correct setting for each I can...

Hi Gigz, the water level in the feed and expansion tank is five and a quarter inches. For pump speed, see photo above.

Just to add another little bit of information...if I press on the float in the feed and expansion tank water gushes through the valve, so at least one of the taps in the photo immediately above is open.

To complete the picture, I've gone into the loft and had a look round. I can only see two taps, both near the expansion tank, which is visible behind them in the picture:

My central heating system has a cylinder and a small tank in the loft so I think it counts as 'open vented'. I don't go into the loft too often but I have noticed that whenever the heating is on, hot water gushes quite fast into the small tank (which I presume is the expansion tank). See photo...

I agree these problems are trivial in the great scheme of things. For comparison....going back to the late 1980s / early 1990s, I think before Corgi qualifications were tightened up, I had a friend do some plumbing work. I can't remember the details but it included putting a hot water cylinder...
