    Not sure what a buffet is?? but if you're not using a pole you'll struggle to keep a wet edge. Only explanation for the patches of matt is you're missing bits.

    No. No contract matt is any good (IMO) as a decorative coating with the exception in some cases of ceilings. It will look like it had never been painted very quickly. The armstead vinyl matt though isn't a bad drop of gear.

    I'm a big fan of Bedec for exterior paints. Their masonry paint is excellent. They have a good range for various projects. The south side of properties always take the worst of it, there are not many paint systems that will get you beyond 5-7 years before it starts to get shabby.
