sorry to be a complete idiot, but I the actuator valve is working on the hot water - didn't see very well as I was running upstairs from utility room where boiler is. Any other possible causes to suggest before I get someone in. Thanks for your patience

Just switched the water on and nothing has happened on the valve - no movement. the pipe from the valve to the tank is red hot aswell. I had this actuator replaced last year, could it have gone again?? The valve bit on top feels stiff, there is a little movement in the central heating ones.

Sorry, the pump is upside down in the airing cupboard - hence milo! Can't see a 3 port valve. only have 3 actuator valves. There is a black box attached to the pump with a dial with one to three on it, but doesn't look like your picture. Where should the 3 port valve be? Give us a clue.

don't get technical on me! its a 4 year old new house and I know its not a combi boiler - just bog standard ch system (sorry if that doesn/t help)

weeks ago. out of desperation turned hw off on controller, then realised that if the ch was on the water was boiling. Surely it should just heat the radiators......

not checked the immersion -will have a look. never used it. turned thermostat down ages ago

my hot water is scalding hot. I have turned thermostat on tank down. I have switched the hw option on the boiler controller to off - but as the ch has been on alot the water is still boiling. surely if I say not hw then it should cool down?

Thermostat appears to be working. Valve appears to switch on hw when on timer, but will not switch off again (unless i move it manually). Does this mean it needs replacing. Have read that these valves can be easily switched - or does the plumbing need to be messed with.?
