    3x2 ceiling joists

If it is a loft above that you might access and store stuff the max span for 3x2 is only about 1.5m. If the space above is not accessible and is only holding itself and the ceiling up it should be okay. That is the engineers answer but I suppose battens and plasterboard are not that much...

    Front wall and side railings

Not sure if you are still looking at this but the rule is anything facing a highway can be 1m high. Sides and rear (if not fronting a highway) can be 2m high. It makes no difference if it’s brick, railing, wood, bush etc. Anything that is already there can probably stay. Anything new must meet...

    Correct concrete floor preparation

Hello I want to prepare an old concrete slab for floor tiles. It is a bare slab, not a screed. Half of it is 5mm below where I want it to be. The other half is 20mm lower. I was planning to paint all of it with sika rapid dpm. Fix 20mm marmox or similar with flex tile adhesive to the low...

    Insulation around cables

Hello Had my house fully rewired a couple of years ago. The board is in the garage and there is a bedroom above the garage. Most the cables come out the board and through the garage ceiling/bedroom floor. I want to insulate the garage ceiling/bedroom floor but I believe that cables surrounded...

Okay. Thanks for the advice. Think I might just paint it and seal up any drafty gaps

    Removal of asbestos garage ceiling

Okay thanks. I want to insulate the first floor. If I leave the asbestos in place would you think it safe to pull up the floorboards above to insulate between joists or to screw into it from below or am I best off just leaving it well alone. Thanks

    Removal of asbestos garage ceiling

Hello My integral garage ceiling built circa 1970 is boarded with asbestos sheets nailed to the joists. Its about 10sqm. I have had it tested and identified as Chrysotile + Amosite. Nobody seems to want to quote for its removal except for one firm who wanted £3,000. I understand that some...

Permitted develop Dormer loft, then 2storey side and rear extension rules

I do not know the planning rules in your area but most do not allow flat roofs on two storey extensions so this is the first point to establish. See if your council has planning guidelines on their website. I would say that you need to build the rear extension and dormer separately. If you...

Wireless Room stat. Heating always on

Hello, Apologies if this is a stupid question but I cannot work out how to use my new heating. Got a Worcester Bosch 27i System boiler, Honeywell ST9400C programmer & DT92E wireless roomstat. All works fine other than when I increase the temp on the wireless stat the heating turns on even...

    Washing Machine in WC

It will be just a spur off the ring so looks like a simple switched socket will do the job. Thanks for the advice.

    Washing Machine in WC

It wasn't to add another fuse. I just thought that you were supposed to be able to switch it off without pulling the wash mach out, much like you would for a dishwasher in a kitchen.

    Washing Machine in WC

Hello I am planning to install a washing machine in a downstairs toilet. Room just has WC & basin, no shower or bath. Washing machine will be around 500mm from basin. Was planning to have an unswitched socket behind the machine supplied by a fused spur outside the room. Does this need to be...

Vented central heating system with no vent

I think it's fixed. It does have a combined feed and vent pipe and in the loft there was a long length of it fixed level. I chocked up the header tank a couple of inches so that the pipe had a fall and now all seems to work Thanks for everyone's help

Vented central heating system with no vent

Thanks for your reply. That diagram is as installed but with no air release valve. The only air release valve is between the motorised valve and the coil inside the HWC. There is no air in any of the rads or if I undo this valve but it is in there somewhere as it makes a lot of...

Vented central heating system with no vent

Thanks. It is a 22mm pipe. I will have another look at it tomorrow to see if there are any sections falling the wrong way. Adding a vent is a fairly easy job. Would adding one be worth doing?

retaining wall replacement - building regs required?

Hello Mickthetree, I am looking at buying a house with a failed retaining wall that sounds exactly the same as yours. How much did you end up paying for the building work? Thanks

Height of raised party wall on dormer loft

I agree. No part of the extension should be above the top of the ridge. Another point to consider is that all work must be contained within your own boundaries so by raising the party wall half of the wall you are extending is next door.
