    Replacing rotted embedded wall plate

In my dinning room the wall plate and the ends of some joists have become rotten. I think the issue is the patio step outside bridging over the damp proof membrane. I will be removing the step shortly. Most of the rot was in the centre of the room in front of the patio door which I have cut away...

    Draught under first floor

I will assume poorly built rather than intentional. My concern was condensation forming and the wood becoming wet if I blocked it. I will use a quilt and check upon the area here and there to keep an eye on it.

    Draught under first floor

That is roughly what I planned for the short term. It really is a large amount of air coming in. Obviously the carpet when installed will help too. I wonder if there is a better long term fix involving redoing the roof?

    Draught under first floor

I have noticed that there is a rather cold draught coming through the upstairs floorboards in the bay window on the main bedroom. As the bay sits upon a small roof (is there a name for this arrangement?) it appears the air is coming in through the roof. Looking under the floorboards shows that...

    Plastering over wood in wall

I am a little reluctant to put a membrane over as it has "happily" not had one for 80 years but obviously I need the plaster to stay on. It appears there has been many attempts to repair this area in general, though there has been some movement in general to the bay.

    Plastering over wood in wall

The only way the wood can come out is to rebuild the entire bay. Notices there is a crack in the plaster at the top also where there is wood. What is the best way to attach the EML to the wood?

    Plastering over wood in wall

I have just finished pulling the skirting board off of my main bedroom and thanks to it being held on with floorboard nails the plaster hasn't survived all that well. The problem is in the bay area there is wood in the wall. A quick search suggests not to plaster directly on to it, and the...

    Lead pipe replacement

The actual leak appears to be below the internal stopcock and previous repairs have been attempted. But in the end I got a company to come and replace it all in a few days time they are self-certifying and the water company will hold off the meter and upgrade their pipe at the same time...

Replacing rotten floor joists and wood

I am confused what is wrong with that? I have a leaking lead pipe I wish to replace and so asked how best to deal with that in the plumbers forum. I have rotten wood and wish to know how best to deal with it. There is also damp and was given good advice which I am thankful for in how to solve...
