Replacing a rotten joist supported in a stone wall.

Would something like this possibly work? Drawing obviously not to scale! But effectively lapping a 6 x 2 timber alongside a new 4 x 2 and the other 4 x2 end. This would be connected with bolts and timber dog teeth washer fasteners. I could then use the existing pocket once the wall had dried...

Replacing a rotten joist supported in a stone wall.

Thanks - if i were to create a sleeper wall, what sort of foundation would i need? Dig a trench and create a concrete base for it?

Replacing a rotten joist supported in a stone wall.

Had a bit of time tonight to pull out another cupboard and lift one of the floorboards which being tongue and groove are a right pain! The wall is really damp and has been rendered in various coats over the years! I knocked some of the gypsum off which revealed cement ( i think) underneath and...

    Mould forming in garage roof

i agree - i think it would work better with battens on top of the ply to give a air gap - wish i`d thought of that at the time! Nevermind - that would be a job for another day removing the sheets to add battens! I think for now, i`ll try and seal the fixings with some silicone and see how it...

    Mould forming in garage roof

Yes, i think the supplier of my roof sheets said to install the bolts in the troughs aswell. The slope is probably about 5 degrees max so i reckon i`ll go with a bit of silicone under the washers to see if that helps, cheers, mike

    Mould forming in garage roof

Hi, The laps are the right way round - the picture is a bit deceiving! The higher end is the one further away in the pic. There`s alot of debate whether the bolts should go in the troughs or on the ridges to be honest. Some say putting them in the ridges distorts the sheet not allowing the bolt...

    Mould forming in garage roof

Possibly, i was pretty careful when i put them in back in early October not to squash the seals too tight. It might be worth me getting up on the roof and having a look at them to see if they`re loose etc or maybe even adding a smear of sealant round the bottom and then retightening them up...

Sold stone walls and render for breathing

Hi, The house we have is circa 200 years old and has thick walls made of stone and rubble. Over the years various owners of the house have rendered and re-rendered, but we`re suffering from quite a bit of damp and plaster blowing off etc. On the top layer, it is mostly gypsum plaster which i...

    Mould forming in garage roof

Hi, I recently built a new roof for my garage to replace the very old one, but have started to notice mould now the weather has turned, etc. I`m not sure there is actually anything i can do about this or why its happening, but would appreciate any advice on it. The roof is made up of timber...

Replacing a rotten joist supported in a stone wall.

Hi, thanks for all the advice - that's not a bad shout about leaving the render off behind the units to get rid of the gypsum - the whole house is plastered in it over the the stone and really need replacing with a Lyme based plaster - suffer terrible condensation at the mo combining that with...

Replacing a rotten joist supported in a stone wall.

Yep, I see what you mean, the opposite wall has another room on the side, but the wall is solid stone and 80cm thick. I'd have to make the pocket very deep, which isn't out of the question I guess..... I'd really have to remove some of the floor boards on that side to take a look though.

Replacing a rotten joist supported in a stone wall.

I`ve been reading some previous posts and seems a possibility may be that i can cut away from the end the rotten bit and then lap another joist timber along the good bit 1.2m of the existing joist. I can then bolt it together with some timber connectors between them. I `ll have to make a new...

Replacing a rotten joist supported in a stone wall.

Hi, Yes, we`re replacing the whole kitchen - didn`t really want to have to touch the floor, but it`ll need repairing - we will keep it exposed floorboards even if we have to use new ones. The current ones are nailed tongue and groove boards which are right pain to get up! Here`s some pics...

Replacing a rotten joist supported in a stone wall.

Hi, My house is about 200 years old and the kitchen floor joists are supported in a solid stone wall. I`m replacing the kitchen, but unfortunately the previous owner had leaks from both the dishwasher and washing machine on the back wall which she never bothered to sort :-( Now i`ve fixed the...

Condensation / Mould - Positive Pressure Units

The surveyor who originally looked at the house, said that it was suffering from rising damp and all the ground walls needed the plaster taking off and the whole house tanking and then replastering again - this i thought was a bit over the top, hence why i got my own independent survey as i...

Condensation / Mould - Positive Pressure Units

well, to be fair, he did have a good point with there currently being no extractor fans fitted to the bathroom or kitchen at all - all that moisture produced has to go somewhere? Also, the gypsum plaster not allowing the stone walls to breathe sounded fairly plausible? We`ve not been drying...

Condensation / Mould - Positive Pressure Units

Hi, We bought a house recently which suffers from bad condensation. This is causing mould to appear , etc. We had a specialist look at the house who said that basically it needs to breathe and this will solve most of the problems. He has recommended a PPU unit and some humidity fans in the...

Fitting joists for garage flat roof

Hi, I'm installing a new roof on my garage workshop. Its currently got a very old asbestos roof and the timber joists holding it up are mostly rotted, wood wormed, broken ,etc ! The garage is about 10m x 5m with a partion wall across 1/3 of it. All walls are made from single breezeblock and...
