    hi ta for the answer it is required to see if it is viable to have a loft conversion i.e. the extra loading can be taken. There are air bricks not sure about the make up of the floor yet cheers. is there a way of telling whether its ground bearing or not if its conc.?

    2200 does seem a lot i'd say probably about £900 would be fair for a 3 bed semi. But its always a problem when you need access to a roof or chimney and people generally don't take it into account.

    I don't think it stands for anything its just a soft wood class as opposed to D which is oak. 16 is a low grade pine but thats all you need for stud

    I was wondering if it was in some way supporting the roof structure but couldn't see why they would build like this as some walls are stud?

    you may find that if you use the 125 deep joists that they are a bit whipy in a bathroom especially if you intent to run services through them.

    if the rooms are large you could batton the external walls insulate then put plaster board over the top. if the rooms are small you are looking at external cladding? If the house is built on chalk it is likely that the original foundations are just wider brick walls which is normally fine.

    was the test panel a different depth to the main bit? was it put in wetter? did it dry very quickly? there are a lot of factors that can change a colour.

    depends on how large the gabions are and you have the bonding to the conc.? I think the main advantage is that the pipes dont get in the way during construction like a post would.

    you fit the plate first then drag the flue up the chimney through the plate. a bit fiddly but the best way of making sure the height of the flu is right
