    I would wedge between the wall & timber with slate or plywood packers every foot or so then point the rest of the gap with mortar.

    For your door, you'd need concrete lintels. As for removing the wall- are we talking a 1,500 opening or a 5,500 opening?

    Crack Stitching

    Each piece will be a different lengh, as you can only fit them were the bed joints are horizontal, get lenghs of stainless spiral bar, cut to required size, get it as deep as you can into the joint, use plenty of resin to bed the rods, then finish by pointing with mortar.

    A 900mm 140x100 concrete lintel, cut in half, bed one pad' on each skin. Job done.

    It's just a low grade of building sand. It contains more clay. I suppose you could use it for general purpose concrete, but it would be better with sharp sand.

    You would be far better off laying two course of brick round 1st, (level & square :D) then sitting/building your frame off this. Stops the frame sitting in water and/or splashed by rainfall..

    By the time he's orderded the frame, waited for delivery and erected it, he could of built it twice with brick & block... There's nothing wrong with timber frame at all, but can't see why your builder would want to use it on a extension...? Just seems too much off a faff.

    Lintel Repair

    I bet angle irons (L-shaped steel) have been used as lintels, and have rusted. The corrosion will lift and crack brickwork like you wouldn't believe!

    A concrete floor of a decent mix, and well tamped will be dry as snuff. Garages hardly ever got a DPM years ago and were all OK.
