Common flat roof junction detail - part wall query

The rear bedroom in my semi-detached house has a dormer (same as all other houses in the street). This dormer which has a flat roof is attached to my neighbour's dormer so the flat roof is shared although I am not sure if there is a break at the line of junction (image attached) I am changing...

Planning approval condition for external appearance - help with rendering

Thanks both. The existing render is practically useless with large patches worn off. We will have to replace it anyway. I guess there is no each way we can match the new render to the original one anyway. It will be an approximation at best so hoping we get away with replacing the original...

Planning approval condition for external appearance - help with rendering

My semi-detached house is rendered in old grey pebbledash which is in poor condition. As I am extending the house, I was hoping to redo the existing house render and new extension in an offwhite semi-smooth render such as K-render (and grey anthracite upvc windows) I have just been granted...

Part flat part pitch roof for wraparound extension - beam needed?

Many thanks. Looked that up and looks like just the thing. Guess we would need only one of them at the side where there is no wall for the flat part to rest. Is a cranked beam easy enough for a structural engineer to specify?

Part flat part pitch roof for wraparound extension - beam needed?

We are planning a wraparound extension with a side width of 3.3m and a rear depth of 4.5m and an overall width of 11m. Due to various constraints including neighbours, the highest part of the rear extension cannot go above 3.35m from the ground floor level so we planned a part flat and part...

Neighbour wants to build a common extension wall - any issues?

Many thanks, that's great. Probably even easier with a flat roof. The parapet wall also allows us to go up a storey if needed I guess. This combined with a 20cm or 30cm short stub of foundation with exposed rebars turning into our garden and some anchors in the wall should hopefully allow us...

Neighbour wants to build a common extension wall - any issues?

Very helpful - many thanks wessex101. All points noted and I will discuss accordingly with the neighbour. If possible, could you explain the 3rd point about the parapet wall a bit more so I can explain to my neighbour? I am not able to visualise it.

Neighbour wants to build a common extension wall - any issues?

Good to hear. Has your neighbour asked some of the questions I have asked above? In general, I am willing to help out but want these points clarified I am wondering what the legal position is? My neighbour and I may shake hands and agree but in future if he sells up and the new owner is not...

Neighbour wants to build a common extension wall - any issues?

My semi-detached neighbour is planning to add a rear single storey flat roof extension 4m deep. He has asked if I would be fine to share a common extension wall which he will build at his cost astride our common boundary. I plan to extend in future so I am thinking that this will be a good...

Raised Patio - how to avoid using too much concrete?

Just looked that up - thanks. That will work well. Feeling quite silly thinking I needed 40 m3 concrete :D

Raised Patio - how to avoid using too much concrete?

My floor level at the rear of the house is about 1.2m above the lawn level. We will have a bifold door and want to step out onto a patio that is level with the internal floor. This means that the patio will be about 9m x 3m and 1.2 meters off the ground. We plan to have some steps leading down...

Infrared panel heaters - any good?

Thanks Ianmcd, those are all exact the reason I was interested. The fire issue however sounds a bit risky. How long back was this? (hoping techonlogy has improved ) and would you know good brands or retailers to go for? Thanks

Infrared panel heaters - any good?

Yes, plan to have them on the chimney breast which directly faces the bed in the bedrooms

Replace pebbledash with smooth white render - permission required?

I was not aware much about rendering options but looked up monocouche and it looks great. It has a texture especially the "rough cast" finish looks like it can be passed off as "similar" to pebbledash

Infrared panel heaters - any good?

I plan to do a complete refurb of a 3-bed semi and wondering if can remove all plumbed radiators from upstairs bedrooms and replace them with wall-hung infrared panel heaters. The ground floor will be underfloor heated. So basically no more bulky and sometimes leaky and noisy radiators taking up...

Replace pebbledash with smooth white render - permission required?

@DevilDamo, @tony1851, many thanks. Overall it sounds encouraging. I will go ahead hack off the existing pebbledash and replace with a smooth render.

Replace pebbledash with smooth white render - permission required?

The semi detached house we have just exchanged on is rendered in grey pebbledash as are most houses in the close including the attached neighbour My family hate the pebbledash and we want to replace it with smooth white or off-white render along with some other building works we have to do...

Wraparound extension - size limit - Help!!

Thanks Jeds. It's semi-detached. I wanted to know if there is a hard rule that wrap-arounds cannot be more than 3m on side and rear. That's what my architect says but I don't see that 3m rule anywhere.
