    Thanks for the reply. A bit more googling and it appears I will need a desoldering wick to desolder the old cap? Is there a way to desolder the cap off without a wick? Otherwise I'll have to order a roll off ebay and wait a few more days.

    We do get condensation in the kitchen and bathroom but nothing to explain why in this one area is getting affected so much. There is a vent directly opposite the kitchen door, how effective this is, I don't know. The bathroom does get a lot of condensation with some mould cropping up above...

    Yes, that is right, the back door is fixed to the external wall. No pipework runs through the internal wall that I'm aware of. I will take a few photos tonight and upload them, maybe that well help diagnose the problem. thanks for all your help so far. I really appreciate it. Cheers John
