    Is this Asbestos

Hi, We've recently moved into a semi that was built around 1910. The understairs cupboard smells damp and mouldy and the plaster close to the floor is crumbling off quite badly. It seems to be ok in the adjoining toilet. This is an external wall and I can't see any major issue other than the...

    Which trade for bay window

Thanks, it is a bit worse than patching up some rotten areas, it needs full replacement of some timbers within the bay.

    Which trade for bay window

Which tradesman would I need to find to repair a rotten bay window frame. Joiner (I assume) or window fitting company? It is a three window bay window (Victorian property), the windows are uPVC but the base around the windows and above are wood and need replacing. Thanks

    localised rising damp between walls

The damp is in both rooms, on either side of the wall, one has a concrete floor and the other timber. I've got a damp company coming out this week, I'll see what they say.

    localised rising damp between walls

So, as with the plan attached. The main drain goes from the red circle to the main road. The stop cock is in the entrance porch (green) and the damp areas are in yellow.

    localised rising damp between walls

Ok, so looking at the photo, you can see extending from the main house, a flat roof room, and an apex slate tiled roof room. The flat roof room is the new kitchen, with drain, water supply etc. All is ok here. The other room under the apex slate tiled roof is now a kind of sitting room, but...

    localised rising damp between walls

Hi, I mentioned in my original post, there was no DPC in the base of this wall. The white walled room is a kitchen outrigger, I.e. an add on at 90deg to the main building. This would have been built decades ago, or even at the same time as the rest of the building building. The length of this...

    localised rising damp between walls

Hi, would a roof issue not show at upper parts of the wall? This is only 8" high from the bottom. The party wall at 90deg to the damp walls are dry, and as I mentioned the white side is above a concrete floor, the yellow side is above a wooden floor and both floors when the coverings are...

    localised rising damp between walls

Hi, We have just moved into a Victorian semi-detached house, and all is good, but there is an area of 'rising damp' which was picked up on our survey but now I am able to have a better look at. please see attached pics. The wall with the plug socket is the old kitchen, and the wall at 90...

Survey found cracks - wall ties?

Hi, It's not staining, its the patina / style of the brickwork (see attached)

Survey found cracks - wall ties?

Hi, Thanks. The surveyor is very confident it is wall ties, and has suggested a borescope inspection is carried out. That is going to set me back a few hundred quid, but I have literally no idea how much it would cost to have the old ones removed and new ones fitted. If it was less than £5k...

Survey found cracks - wall ties?

Hi, We have just had a survey done on a 1900 Victorian semi. The surveyor highlighted the biggest problem being some movement in the brickwork around the front upper left corner and into the upper gable of the house, probably caused by corroded wall ties. I have attached some pics. Can this...

    decking framework

I built a 5m x 3m deck last summer and put probably twice as many support posts in as that, but then I do tend to be a bit OTT sometimes. What I have now though is a solid as a rock deck with no spring or bounce at any point. :))

Bloody roof felt doing my head in!

I am as sick as fook! I set out to do my roof felting a week ago when we had a day of decent weather. First job was to put the underlay felt down. It all went down well, I smoothed it all down as I secured it, with about a million clout nails and the end result was nice and flat underlay. I...

Must a breathable membrane on a timber wall have an air gap?

So a membrane does require an air gap hence the battens in the last posters mail. Cladding - battens - membrane (the air gap being between the battens and the cladding)
