    Grind or rerender?

Is it some kind of party wall, or does it belong to your neighbour? If the latter, you can't do anything to it as it's not yours.

    time limits for council action.

Surely if there were a successful complaint that the council had not taken enforcement action, the outcome would be that the council be made to take enforcement action, if still able? Which they are now rightly doing

A good brushing followed by two coats of emulsion worked for me.

Would you buy building supplies on eBay?

Celotex is usually usable, whatever condition it is in. I used a sheet that had been on a friend's shed roof for two years.

    small felt roof

I've done both my EPDM jobs with materials from Rubba-seal. They sell it by the square metre, same for any size order I think. Various sizes of glue. Watch the instructional videos, and if you have a modicum of skills it's hard to go wrong. Subject to having a dry substrate on good condition, of...

There's also the matter of what would happen to the tiles when you put point loads on the middle of them

Cladding material - replace with upvc, or ply again?

I would never replace anything with uPVC. It looks dreadful when installed and worse as it deteriorates. Horrible stuff.

When is a conservatory not a conservatory

A conservatory doesn't have to be separated from the main house and have a separate heating system, but an exempt (from building regs) conservatory does. As to glazing, there's no longer a requirement for a proportion of glazing for a conservatory to be exempt, but substantial glazing is a...

    Roof tiles

Thanks. What about Building Control? Am I interfering with a thermal element if I am not disturbing the battens, felt, or compliant insulation? The insulation itself was signed off by BC about a decade ago when the interior was re-done and dormers fitted.

    Roof tiles

Are there any Building Control or Planning issues in replacing tiles on a house using the existing battens? Roof is insulated to regs and will not be disturbed, other than changing the tiles, from grey/green concrete Redland 51 to Sandtoft Rivius antique slate. Thanks.

    Paint mixing cost?

Dulux archive many of their old colours. Go to a builder's merchant with a Dulux paint mixing setup (Travis Perkins do Dulux) and see if they can mix it for you. If you're lucky, they might be able to do it from a code number on the tin

Tool for sanding cast iron radiators

I would have them shotblasted. By the time you've bought tools and materials, the cost difference won't be huge, and you will save a lot of your own time and cursing. And get a good job.

    mdf for flat roof

You need OSB for a flat roof. Neither MDF nor chipboard is suitable. If either gets damp, it will disintegrate.

My Dormer has fabric rather than spanish slate tiles on one side - is this OK????

Depends what the "fabric" is, doesn't it? EPDM would last longer than Tyvek. More information needed.

Loft conversion without using Party walls ?

The neighbour can't actually stop you putting the steels into the party wall. They can, however, make it expensive, if they insist on you paying for their own surveyor as well as your own, when you give notice under the Party Wall Act.

Should I be able to tear Vinyl flooring like paper?

Vinyl flooring and linoleum are two completely different things. I'd expect to be able to cut the former with sharp scissors

What's a ballpark figure to resolve the issues on this home buyer's survey?

"We noted a number of rawl plugs drilled into the brickwork. The rawl plugs will need to be removed, fill the holes and make good.":LOL::LOL:
