    There's no movement on the pipe other than side to side. There seems to be a black washer just inside the lip but I can't get hold of it.

    Can't sort a pic but here's the pipe I mean. The connection where the pipe meets the pan is actually hidden and not accessible because it's within the ceramic sleeve of the pan itself.

    I've had a go but the only play in the pipe seems to be from side to side so although it seems certain to be loose I can't figure out how to reseat it because you can't see the join (it just disappears into the hole in the pan where I asume it connects an inch or two inside).

    It seems to be gushing out from the pan, almost as if the water is leaving the cistern, travelling trough the outlet and then coming back out. Just underneath the cistern where the joint is it's dry.

    Apparently the relative was a qualified electrician....or at least he used to be. He did the work about ten years ago but hadn't been a spark for many, many years prior to that. I think he was in prison for causing a house fire... No idea what a PIR is. Don't know what you mean by 'notify'.

    Gravity fed or mains pressure? Really coudn't tell you. How would I know? ***Sorry*** Ignore that. Just undone the gland nut (not sure why I didn't notice there was a nut there before!) and the water is seeping from inside there. The thread on the nut is slightly corroded so I'll pack it...
