    take the floor boards up above as you were originally thinking and see if the earth has been terminated up there. otherwise you have uncovered a problem that needs solving not hiding.

    soory, should have said, got all that info- though i beleive those are for f9 not f9 flashing. haven't changed anything or affected anything by the leak other than i can hear a lot of air trapped and gurgling as boiler fires up , then clicks off after 5 secs odd.

    been round to a mates this morning after he put a nail through one of his heating pipes. repaired the leak but then the glowworm 30 hxi condensing boiler [conventional system] wouldn't work. it would fire up, then start flashing F9. vented all points including pump, still no joy. any ideas...

    hot water only with central heating

    spot on kev. motor wasnt sounding when switching water on, and pump and boiler werent firing. replaced motor on actuator, and that lovely sound of the boiler firing was music to my ears. thanks again.
