    You're right, a bit of lube has fixed it for now, but I'll get the fan replaced anyway. Certainly wouldn't delve in any further, or consider replacing the fan myself, but worth mentioning.

    A quick update. I bought a replacement motor for £13.49 (approx!), fitted it, and now the valve seems to be working OK. At least, when I select the various combinations of H,W, or both, I see the the indicator moving on the side of the actuator, and the boiler fires. I have a query though...

    Cheers for that. I'll probably leave for the weekend when I have more time. In the meantime I need to find where to isolate the power from the actuator. There's the fusbox, an isolating switch in the airing cupboard next to the junction box (but that could just be for the immersion heater)...

    Condensation In Loft?

    Checked - no hot water going into the loft. So what does one do? Wouldn't wet rafters rot, given enough time? And what about drips onto the insulation? To add insult to injury, we've stored some stuff in the loft, which is now getting wet. Could cover with sheets I suppose.

    Yes, I had wondered about ventilation. Unfortunately, I don't have gable ends, but I do have soffit vents. Mind you, I haven't crawled along far enough to make sure they're not blocked. I imagine it's quite difficult to get right to the edge.

    Oh, b*gger. That doesn't sound too good. Ideally, I'd like to fix a strip of skirting board, but I fear it's going to be almost impossible to get to from underneath the units. It's going to be hard enough to use the foam - I haven't even checked if I can reach yet. Any other bright ideas?
