    After decades of being covered up its had all its natural oils stripped away. If your not going to paint them give a feed of bees wax polish. You can get any gunge from around handles and such like with some fine wire wool. My doors came up a treat. No cracks.

    If theres no DPM behind it there's the possibility that the render will "Blow". I'm not sure what you could use on the front of the retaining wall to keep out moisture and be a key for the render.

    Rendering has detached

    The horizontal lines sound like sulphate attack. Its caused by a reaction by sulfates in a solution and a constituent of ordinary Portland Cement. It usually takes about 2-3 years to develop.
