    So I fitted the acos. But the row of bricks is still wet. Any other ideas? Should I paint them with a sealant to stop splash back. Is this normal? Could it be a leaking pipe from below?

    Thought I would postpcture of how the ducting leaves the bathroom to roof tile. I took the whole thing off today. It is dry on the inner wall. Just the middle insulation which is wet and that is where the dripping came from. Does the setup look ok?

    I initially thought a hole in the ducting could be the problem. Should the outter ducting be taped tight to the inner. As it is not. It has been cut and then fitted.

    Thanks for replying. Appreciate it. The ducting is lying down and then bends up. If rain is coming in from the tile. Would that need to be replaced? It is only 5 years old.

    My bathroom extractor started leaking today. I removed the extractor fan and the ducting. So the ducting on the inside is dry. However the insulation (middle sectoin) is soaking and dripping wet. Any idea how this could have happened? Should I replace? As a point the ducting is about 1.5 m...

    Notch might be the way to do it. Try with cutting out. Then wait and see. If no improvement add drains at a later date. Love it!

    Sounds like a great idea. So as long as they run parallel to the patio. Then the water should run away. Great. I have watched a few videos now so think I can do it. A French drain is a no???

    Great advice. I have been thinking of doing it. Would I have to ensure that the acos, were angled correctly? Would you just cut the slabs in place on the ground? The two people who have quoted both want to take these up and cut them.

    Hi Doggit, A picture of the downpipe is attached. Would a gravel boarder work? How much would you say installing aco drains should be. I include a picture of the whole patio area.

    Ok. So I ran the test with the hose pipe. The water does run away from the wall however it does puddle a little, not to far from the wall. The levels are a bit up and down on this patio. Would cementing the edges so water can' get down where the pebbles are help? Or would that make it worse...

    Only the one in the far left of the second picture. Are there any cheaper alternatives? It is accumulating at the garage. To be fair I can now see that the lie in that area is not great. In the far corner the water does runaway from the house. But in the corner near the garage it is running back.
