Steel beam with no fire board or paint but still signed off

It is, yes. It sits in the loft, above the bedroom ceiling. I'm surprised, but pleasantly so. I thought any steel beam needed fireproofing, regardless of it's location, so I'm happy that it doesn't.

Steel beam with no fire board or paint but still signed off

We've just had a chimney breast removed up to the loft and to support the remaining chimney breast a steel beam was installed. The Building Regs person came round as the builders were finishing up and I had some of the conversation from downstairs: "So are you coming back or is this...

Chimney removal - no load bearing wall underneath

No, a 1930's semi detached house is our one. Owning an older house (our previous was a 70's built) has been...interesting! :o)

Chimney removal - no load bearing wall underneath

Thanks for the response and good to hear about building regs. I'll post some pics tomorrow evening when I'm back home. I appreciate it's probably hard to follow (it was hard to describe!)

Chimney removal - no load bearing wall underneath

We purchased a house late last year and the chimney breast in the lounge has been removed. We knew this when buying the house (they gave us 'building regs insurance') and we couldn't get them to discount the price further, so we decided to get it done when we moved in. We've come to the...

Heating costing £150 per month - what's wrong?

Ah. At the moment though I have all doors closed, as it's not particularly warm, so would that make a difference if a room was cooler? I assume so though, heat will probably escape through interior wall.

Heating costing £150 per month - what's wrong?

Thanks for the post. 1) They're double glazed but 'badly' I think. 1992 Anglian windows. There were loads of drafts when we moved in, but I've sealed them for now with that foam stuff. No drafts now, but only temporary fix. 2) A few drafts, I assume from the groundfloor void. 3) Oh god. Not...

Heating costing £150 per month - what's wrong?

At the last place it was about £500 for the year. Three less rooms and terraced instead of semi, but no better insulation I must admit. It was an early 60's house, so it perhaps wasn't quite as drafty (not that we notice drafts here much anyway, not really), but it had no cavity wall insulation...

Heating costing £150 per month - what's wrong?

I had three quotes (from British people, actually), all for the same work: Quote 1: £1890 Quote 2: £940 Quote 3: £1180 Can you imagine if I'd just taken the first quote I had! o_O I also can't imagine how Tony thought this was a £200 job considering what I'd spelled out that I'd had...

Heating costing £150 per month - what's wrong?

What a confrontational chap you are. Only just moved into the house. We don't 'know' it is badly insulated. We're assuming it's not insulated. We've been here two months. My gas bill at my last property was less than half this. Please do therefore excuse me for not knowing what the...

Heating costing £150 per month - what's wrong?

No I haven't lagged the pipes yet, but I'm doing the pipes in the loft and in the extension walls tomorrow (I've bought the lagging to do that). Under the floor though I wasn't planning on doing, as it'd involve ripping carpets and floorboards up and not sure a) I want to go through that...

Heating costing £150 per month - what's wrong?

Thick jumpers are already being worn. I think it's more likely to be insulation as per the post above. I did speak to a neighbour the other day and they said their house is hard to get warm, so perhaps these particular houses are very drafty. Looks like I may have to bite the bullet with...

gaswizzard, or anyone for that matter, does 22mm pipework sound right for that boiler?

Heating costing £150 per month - what's wrong?

They definitely stated 70kw as well, not 70,000 btus. Grrrrrrr. Not aside though, surely that bill isn't correct still, is it? Do people in three bed semi-detached houses really pay £120-140 per month on gas? On the radiators that are hot (I forgot to pick this up), one is hot all over, so...

Heating costing £150 per month - what's wrong?

Well, here's a problem straight away. Just checked, it is a Potterton Suprima 70l. Having just checked online, that isn't 70kw, it's actually 20.5kw. Not 70kw as the British Gas engineer said. Not 70kw as the plumber the other day said. This massively changes things. Not sure how, I'm as...

Heating costing £150 per month - what's wrong?

He did it both ways. Worked out what the room needed by the size and windows in the room. But then later on, when doing the work, he told me I had about 38,000 BTU's by measuring the rads in the room as I asked the question. Wondering whether it was 38000 BTU's though, isn't that a bit low...

Heating costing £150 per month - what's wrong?

I know this is a stupid question but I'm going to ask it anyway...does it cost more to run a 70kw boiler than it does, say, a 25kw boiler? Most of me thinks 'of course it does, you tool'. The other part of me thinks 'but if it's just heating up to a certain temperature, surely they're all...

Heating costing £150 per month - what's wrong?

Currently sitting in jeans, t-shirt, jumper and slippers. Living room is warm, walk out into hall way and very cold. Dining room cold. Bedroom involves getting undressed in about 0.2 light seconds into pyjamas and then diving into bed, only to feel that the bed is beyond freezing and it feels...

Heating costing £150 per month - what's wrong?

Yup, definitely 70kw, British Gas and plumber have confirmed that. The gas meter is an old imperial style meter, although I get billed monthly so the two amounts provided are accurate and I've worked out the calculation to convert imperial to metric units so can work out now, to within about...
