    Fire resistant extractor ducting

i dont know of a specific 30 min firerated piep but i would imagine cast iron would be a good start - might not be air tigh though 2 layers of 12.5mm plasterboard with staggered joints and skim is normallly ok for 30 min fire resistance

    Retrospective Building Control Approval

the conservatory will be classed as an extension and needs to achieve the same standards as a normal extension this will need the exposure of the foundations, floor slab/joists, insulation to the wall, justification for the heat loss if any problems are found then these will ned to...

    Garage

if you dont tell building control that youre doing the works you applied for how will you get a certificate for the nonelectric stuff? :D no offence to the OP but the question kinda implies that hes not an electrician - surely this is the situation that you would want an independant check...

First Fix - Running cable - Which way?

so when they test it dont be surprised if your previous comment comes back to haunt you....here's a reminder how many faults will be found? part p is the regulation reference so your still complying with it just in an alternative way to using a self certifying electrician

    down lights and fire hoods

not entirely the hoods dont protect the light - they protect the hole you make to put the light in. as nstreet points out a few downlights have been developed that have the necessary protection built into the unit but the should have independant certification

    down lights and fire hoods

no - you just need to use the appropriate hoods its not a new thing but it has become more widespread with more and more people wanting downlights

    down lights and fire hoods

mini2,yes it is correct that fire and sound resistant hoods are needed in cetain circumstances. but its not to stop them going on fire its to maintain the fire resistance of the element your fitting them to/in. this is the case in england - the same principle, i would imagine, applies in...

    part p what is it?

excellent work BAS i think we agree :D it looks like there a three scenarios - 1. If an application is fully approved before jan 1st then part p does not affect the works. 2. If the application is conditionally approved or a building notice and construction started before 1st jan then...

yes you will need a fire door (half hour fire resistance with self closer and intuemescent strip) you will also need to make a building regs application to form the structural opening into the garage. you'll need a minimum 100mm non-combustible step down into the garage you should check...

    part p what is it?

nice link - i wasnt aware that theSI's were that freely available on line but have a look at the sections youve quoted - particularly the first line of sub-paragraph 3 of the Transitional Provisions  kinda changes the accuracy of my post dont you think?

    part p what is it?

Im not 100% sure i understand what your saying with this point as if it were notifiable work before 1st Jan then it wouldnt have need an application for building regs. If the electrics were part of an application fully approved and started before 1st jan then part p didnt have any impact on...

    part p what is it?

Only if it were Full Approval (ie unconditional). Full approval and Conditional approval are different and Building notice is no approval at all :D I think the works need to also have been started before 1st Jan '05 for this exemption to be applicable

    locks

wecome slh can you tell me - are there any 'secret' codes printed on keys to tell the locksmith not to cut spare keys? I'm curious as most tenancies have clauses saying that extra copies cannot be made without the approval of the landlord

    Planning Permission

and remember that you are highy likely to encounter the same problems when you come to sell (obviously you would be in the sellers shoes and may have buyers pull out of sale or insist on the proper paperwork as what you may be happy to accept may not be acceptable to the next person)

    Barn Conversion 1st Fix question

The theory that 'i'm alright so i dont need to do it' would be fine if people never moved house (or got old; or had accidents/illnesses etc) Regarding the silly ramps infront of peoples houses - they do apply to new domestic houses not just commercial buildings. The reason we dont see every...

    Integral garage - Utility area

you might need planning permission if your garage wont take a standard car size after the works you will need building regulations to convet the back of the garage to a utility room and the conversion will have to meet those standards

    Planning Permission?

i have recenty heard that decking needs planning permission (might be relatively new law) you will find out if you need pp from the conservatory from the officer who calls - often you do - based on cubic metres (you might need building regs aswell [which i think is what Thermo is getting at]...
