    One thing I didnt mention was that 18 months ago, I had a boiler engineer around. He fixed the boiler but stated that the valve motor was on its way out and suggested changing it. This was 18 months ago.

    leaking boiler

    Ive replaced the Automatic Air Valve. I didnt need to drain the system, but simply removed the old AAV and quickly replaced it with the new one. I used lots of old towels to prevent spillage. Thanks for your help chaps.

    I actually did remove the screw yesterday, before wrapping with PTFE tape, but this didnt stop the leak competely. It did reduce it though. My gut feeling is that the plastic screw itself has worn out.
