    That's good news. Should be ok, take out PCB & Fulcrum Arm to get clear acess to Diverter Valve. I've done it before for Flow & DHW Diaphragms & Switches. Thanks

    I was curious how the steps were constructed, with no support on inner edge next to pavement. Had a builder around today, he said they were cast in situ, had something underneath like piece of wood to hold while they were cast. He said nowadays you would put in some metal strengthening rods.

    Looking at old O-rings, I think bottom one may be slightly smaller, but am not sure. Is the bottom O-ring slightly smaller than top one, so that it can go through hole of top one in mixer base ?? .

    There must be a legal obligation to rectify faults otherwise Gas Safety Certificates would be pointless. Can a landlord let a property without a valid no fail Gas Safety Certficate ??
