    My semi is 1897 and has slate dpc. OP are you sure it's damp returing not an old stains / salts coming through? What remedial action did you take to the plaster work inside the bay?

    That's why she's talking about a Saniflo. Sounds like your outlet pipe is blocked - probably installed with 90deg bends. The water in the pipe is always there and it wont be a problem with air. Look at www.saniflo.co.uk for a service engineer in your area and get them to come and fix it.

    Caulk is the best thing. Sounds like you are putting it on too thin. Fill the gap and press down with a sponge or similar then apply more to top it off after. If it is too thin it will crack when drying.

    I would be taking a couple of bricks out first and making sure the cavity is clear. Poor pointing wouldn't cause the problem unless the cavity is bridged.

    He's ripping you off purely for the fact he is accepting 4k cash off you and not paying any VAT on it. If he's that unscrupulous in the way he runs a business (and I use the term lightly) do you really think he's going to give a rats ass about you when it all goes tits up?

    No I cant, all I wanted to do is question the thermal properties of it. And surely if something slowed air tranmission down then that would mean a lesser amount of air per hour, not 'the same free air'?

    So you will not get a receipt, so you have no comeback if you don't like the workmanship or anything else goes wrong. He's probably got no insurance so what happens if he burns your house down or floods it? Your policy wont cover you. Common sense should really steer you away from this one :roll:

    If it is new build then get your local building inspector round to have a look as if it is that draughty it wont meet current thermal building regs. Also get a second opinion from an independant gas safe engineer; just because you have a certificate doesn't mean it was fitted correctly. You may...

    So is the fan powerful enough do discharge the fumes when it is on? Has it been tested? You may need to fit some sort of cowl on the end of the flue to reduce the draught as long as it complies?

    Thought so. Sounds ideal. Get other quotes from other damp proofing companies; some are just rip off merchants but you'll be able to tell who if you get more than 2 quotes. Good ones will offer insurance backed guarantees on their work as well.

    You can hire a tyrolean applicator from most hire shops and you can buy tyrolean pre bagged that you just mix with water but that may be harder to find as it's not in great demand any more.

    Not entirely, it has to do with the amount of evaporated vapour in the air also. Just becuase you have cold walls doesn't mean you'll definately get condensation.
