    Try using a "normal" lamp and see what happens, also, check the packaging for the LED to see if it is dimmable.

    If you use 25mm MDF it'll weigh a ton, should only need 12mm at most.

    Just a thought for you.. If her roof had been missing for years then the floor etc will have soaked up a lot of moisture, if the garage is now sealed by the new roof the water you are seeing could be condensation, it may just need some time and ventilation to get back to normal.

    Why not contract out the cutting part of the job, just do the breaking up and digging out. Look for diamond drillers/cutters in your area.

    If you have 3 holes, just run a saw between the holes, they effectively become one hole.

    Which fuse holder? Is it one from inside the boiler or the one on the fused spur feeding the boiler?
