Yes NHBC are a waste of time, I don't use them when I do a new build. You might as well use their certificate when the toilet paper runs out. Cement on slate tile edging? Do you have photos please.

No idea, I use the Bosch digital spirit level and the top face the purlin is at the angle of the roof pitch.

    Door Threshold / FFL

So do you build the brickwork below the doors threshold at the same level as the floor? That's why NHBC, (New Houses Built Crap). Try that stupidity on any of my builds and you're sacked.

The returned inner cavity blockwork? If plastic cavity closers, use cleats. Composite doors cannot be fitted with cleats, they need a correct returned cavity.

    Howdens Kitchen installl cost ?

If stone, I don't do. £48 per worktop length. Cut out's £32 each Worktop finished edges £20 each. Hockey joints £50 each. Worktop supports/legs £18 each Sink fitted and plumbed £95 Run what's on plan and deduct that. Without the plans, the £2,500 is purely a guess. Adapting units around pipes...

    Door Threshold / FFL

Position them at ClosedCavity.com If I meant wall ties, I would have said wall ties. As the thread is to do with DOORWAYS the BRICKWORK should ALWAYS below lower than the inner-leaf. That means, the brickwork on the outer leaf should be lower than the inner leaf. The dimensions of the...

    Load bearing

The coach bolts suggest that the timbers are not there for aesthetics. I strenuously advise losing a couple hundred quid and involve a structural engineer. A couple of hundred quid is cheaper than a collapsed roof.

    Howdens Kitchen installl cost ?

When I fit a kitchen, I run the number of items through a pricing grid, linear metres of kick panels, cornice etc.., how many worktop joints, cut outs, and the type of worktop. For example, I double the labour cost for 12mm compact laminate worktops because it just wrecks blades. My guessimate...

    DPC Problem

The builder will have to redo or rake out the mortar back to expose the dpc without damaging the dpc, then never bridge that gap with wood, plaster, brick, gravel, stone etc.. Doesn't sound to be a competent builder.

    Lintels or not??

What's the orientation of the roof timbers to the opening? That's an important required piece of detail !!

    Permitted development question

In all cases, it's best to run your plans through your local authority if planning is required. If it doesn't, then file the letter you receive off them so when you come to sell in the future, it makes the sale more smooth. ie. won't have to bother with indemnity insurance etc.. As for...

    Door Threshold / FFL

I don't do building sites because New Houses Built Crap (NHBC). The only useful purpose for an NHBC certificate is when you run out of toilet paper. I just adhere to Cumberland Building Regs. Worst place to fit doors and windows is on the outer leaf. If you were in Scotland, you would have to...

Patio - dug out, but still on soft soil - thoughts?

Dig out to firm ground and build up the hardcore whacking between layers. I just always use type 1.

    Patio bed mix

When I do patios, I dig out, whack in 3 inch minimum hardcore then bed the tiles/flags/Indian sandstone on 3:1 sand/cement. If block paving, then just blind the building sand out to get rid of it and screed off the sharp sand.

    Flat roof insulation

The hemp panels, probs about 50mm thick, was the old way of doing a warm roof. Now, the insulation has to be 120mm on more Kingspan insulated boards under current regs, that gives you much bigger facia boards. So you could make it a cold roof but then ventilation needs added and I'm not sure if...

    Door Threshold / FFL

Before laying the bricks for the doorway, dimensions of the frame should have be determined, so yes, the bricks are too high and need removed. Also, they should have been fitted them back at least 50mm or so so the door fits in the cavity. Now it has to be fitted onto the outer leaf, so the...

Bit of a long shot, but has anyone fitted a composite front door manufactured by Value Doors

Other than composite doors have to fitted by screwing through the frame/casing and not with cleats. Cleats grip into the frame so you can screw the cleats to the inner leaf. Other than that, just make sure that the fitters have the vertical DPC in place, 99% of fitters haven't a clue what to do.

    Building application

No, I live in Cumbria and they're helpful. If you have a bad relationship with your planning and building regs authorities, then that's an issue for you to resolve. If you had conducted yourself in a polite manner, you too could have enjoyed a good working relationship with the planning authorities.
