    Slate Roof

Tell me about it Softus! Most difficult thing is getting trades to quote, as we don't own the house yet its impossible getting access for them! Will have to wait until we've completed, it's just that we're trying to get as much done beforehand as possible.

    Slate Roof

Thanks softus. You've been very helpful. The lender didn't actually put a retention, although it was recommended. My surveyor did say that the roof *may* last for up to 10 years. However, as there's not felt beneath the tiles I'm worried about water damage in the event of losing tiles. I...

    Slate Roof

I don't have the report with me, but from what I can recall it says something along the lines of - the roof is starting to show its age. A visual inspection of the loft from the loft hatch doesn't identify any problems. It is expected that repair requirements will increase on a year on...

    Slate Roof

OK So other than delamination and nail/fixing corrosion, why might a surveyor say that a roof needs replacing?

Don't know if they are welsh, but as I am in Wales, perhaps I'm in luck ;0

    Skimming over old plaster

So I'm guessing the spread will have an idea of whether it will work or not when he takes a look at the wall? Or is it just a gamble?

    Skimming over old plaster

I take your point. TBH I'd already resigned myself to getting the whole lot plastered, until this weekend I was shown someone's house. Same age, they'd stripped the wallpaper and only had it skimmed, looked like a nice job. This is what prompted me to ask the question. Thank for your help...

    Skimming over old plaster

The only thing is, I've been told the cost or replastering is likely to be 2-3 times the cost of just getting it skimmed :( Thanks for the advice both.

    Skimming over old plaster

Thanks for that. What might be the reason for them refusing to skim it? Builder seems a very genuine guy and has been recommended by family, so I doubt he'd be trying it on. He said he can get plasterers to do it, but not his usual guys.

    Skimming over old plaster

Hi Builder I'm thinking of employing has told me his plasterers don't like skimming over old plaster. I've got to strip wallpaper from some walls, and I want to just have a painted wall. I expect that when I've stripped the paper, I'm not going to have a decent enough surface to paint...

    Slate Roof

Hi Hope some of you knowledgable guys can answer my question! I'm buying a property that has a slate roof. It's a 1930s semi, with original slates. Surveyor has said roof is coming to end of life. Builder I spoke to says that he'd just strip the slates, felt underneath (no felt at the...

    Wall Tie Replacement

Thanks for the replies guys. I've had 2 surveys carried out (one homebuyers and one mortgage valuation), both have commented on the wall ties. I think I'll go ahead and get a proper wall tie survey on the property. Cheers Dave

    Wall Tie Replacement

Ok So are you saying that I don't need to have the wall ties replaced, or that it's unlikely? Obviously, I don't want to leave it until the outer skin falls away, and if it did, I doubt I'd be able to claim on insurance because I've had 2 surveys that say it needs doing! Just a bit wary...

    Wall Tie Replacement

Thanks for the reply. Two separate surveyors have said that it is starting to display symptoms. Some horizontal cracking appearing every few courses of bricks. Not urgent at the moment, but we're trying to get a handle on what needs doing! Cheers Dave

    Wall Tie Replacement

Hi Guys I've been told that the house I'm buying is showing signs of wall tie failure. I've spoken to a guy that can do the wall ties, but I'm concerned about the effects on the external render. The house is smooth rendered (stucco?) and painted. I know that wall tie replacement is going...

    Tiling kitchen floor

Hi Guys Possibly a very stupid question, so apologies in advance. I intend putting down a tiled floor in preparation for a new kitchen. I have parquet flooring in the hall, which leads into the kitchen. The kitchen is presently floorboards, so I'll have to put ply down on top of them, then...

New house purchase - work needed - how much will it cost?

I've been quoted £1000 - £1200 to do the wall ties on a house I'm buying. On top of that, I'm likely to need to re-render as the finish won't be very nice otherwise.

    Corrugated Asbestos Roof

Well my local council website says they'll take asbestos in small amounts at any civic amenity site. I'd always imagined small amounts to be perhaps a sheet or two at a time, but apparently a small amount would be a single bin bag. So it would seem its ok for me to break it up and make it...

    Corrugated Asbestos Roof

[/b] I think this might be the pertinant part ;) Firm is licensed in the removal and disposal and will give me all the relevant paperwork. It would cost me a few hundred quid to dispose of myself, as there is only one civic amenity site in the area that will take whole sheets, and they...

    Corrugated Asbestos Roof

Apparently common household hoovers just re-distribute the dust by sucking it up and pushing it out. Surveyor reckoned best bet was specialist, I'm not going to argue with him, because I've known him for a long time and trust him completely!
