Cavity wall insulation and cavity wall ties mentioned in survey

Cool, that's good to know. Even as a layman it is good to get another opinion on it.

Subsidence or structural movement down to drains? Is this feasible or more sinister?

Thanks for this, so not something too much to worry about and in needing of special attention? If we repointed it would that be enough or should we be looking to strengthen it do you think?

Cavity wall insulation and cavity wall ties mentioned in survey

I guess he was wondering if the patchy repairs that are evident on both the front and back are a cover up of cavity wall issues coupled with the fact it had retrospective cavity wall insulation which can cause such issues??? (no expert).

Subsidence or structural movement down to drains? Is this feasible or more sinister?

Hey Woody, he mentions the following in the report about cracking at this location. I am worried he is a bit of a cautious person by nature and in this report but as people who have never had a survey done before it has got us worrying. Rear Gable Elevation The wall on the ground floor appears...

Cavity wall insulation and cavity wall ties mentioned in survey

Cheers for this. I have actually (embarrassingly) just put another post about the possibility of subsidence as it is our biggest worry about the survey. The neighbours house is a good shout but as they have recently had it repointed it may be hiding a multitude of sins. If this house had been...

Subsidence or structural movement down to drains? Is this feasible or more sinister?

Ok last one I promise! This is the part of the survey we are perhaps most concerned about as it suggests the rear part of the house (mid terrace house with two storey connected rear projection) is tilting downwards and may be due to underground instability. Is this likely and how much of a...

Cavity wall insulation and cavity wall ties mentioned in survey

Ah I see, my impression is that these older houses need lime mortar so as to 'breathe' but that may be a bit of a myth?? Sounds fairly sensible to me. I may end up asking a local expert on this matter how much it would cost and the likelihood of wall tie corrosion too.

    Cost of new purlin?

Just for anyone who is interested and might have a view below is the text in reference to this problem. If anyone can be bothered to read this and looking at the picture above and below do you think his comments make sense? He has put a lot in this report that may need addressing and by...

Survey says solid wall may be spanning open ceiling span, sound right to you?

and this: Further investigation is therefore advised, involving some opening up of the floors alongside the first floor (suspected masonry) partition to establish the nature and adequacy of support. The potential worst-case scenario, if support is found to be inadequate, particularly if masonry...

Cavity wall insulation and cavity wall ties mentioned in survey

Thanks for that, it does doesn't it? Anything sinister about those cracks in the above pictures or the patchey repairs to the brickwork? I think overall the impression is of a house which has been neglected somewhat but we're worried it might go deeper.

Survey says solid wall may be spanning open ceiling span, sound right to you?

He wrote this too: There is at least locally moderate deflection to the rear of the first floor, where it appears that some dropping of the wall in between the back landing/bathroom and bedroom 3 has occurred. The evidence, at least within the rear bedroom is of a masonry wall, quite possibly...

Cavity wall insulation and cavity wall ties mentioned in survey

Haha point well made and I can see it may just be an exercise in covering his back. We paid a lot of money for this survey having been advised to go for the L3 version and now I am wondering if it was really worth the hassle? In any case this is the jusifiying remarks in his report: With...

Cavity wall insulation and cavity wall ties mentioned in survey

Hey John, thanks for this response. I will give him a call tomorrow to discuss this issue and see if his knowledge of the local buildings have led him to this conclusion at all, or whether it is just cautiousness on his behalf. The bricks on the right are the neighbours property, which they...

Survey says solid wall may be spanning open ceiling span, sound right to you?

Hello Woody, thanks for your response. The problem with your question is I don't know how to tell if it is distress or how it is, any suggestions?

Survey says solid wall may be spanning open ceiling span, sound right to you?

Ok another survey post from us. The survey mentions the following: There is evidence of deflection to the first floor, suspected as relating to the presence of a masonry wall bearing off floor joists in between the rear landing/bathroom and bedroom 3. Further investigation via opening up is...

Cavity wall insulation and cavity wall ties mentioned in survey

Hello Just had a structural survey done on a mid terrace 1920s house we're in the process of buying. The surveyor is saying the following: It is strongly recommended that a specialist cavity wall tie survey is carried out, having regard to some evidence of repointing along mortar bed joints to...
