    Garden Fence/Wall building costs

From your description the wall doesn`t read as if it is suitable for either raising in brick or supporting a fence structure. The question is too complex to give exact costing. I would suggest to try harder for local guys to price after seeing it on site. You can also try fencing contractors as...

    Leaking Drain/Gully - Damp wall

OK Now I see them. The concrete kerb around your gulley is a separate item to the gulley, but will be concreted in situ. If broken can be removed and replaced from most merchants, the gulley is a glazed pottery unit, which rarely caused many probs. if not disturbed. It looks like you need to...

    bouncing joists cracking plaster

Surely its not often 30 yr old joists shrink/warp in an upward manner. Could it not be from the removal of the ceiling weight? Maybe to maintain a level plane under joists the top of joist sockets should be packed downwards?

How to choose a builder - is the FMB site the best source ?

Mountain. Sorry, lashing was not a good choice. Re arbitration. An article in Builder magazine from trade counters had an article giving case studies of problems occuring on builds and a warrantee officer attending site to sort them. Maybe to go further would need outside body to mediate eg...

    Floor in the coal bunker

Would it not be simpler just to remove bricks and lay a new concrete slab on DPM sheet. Then you wont loose any height, unless to want a step to prevent rain/water running in, then do same over top of bricks.

Now then mountain. Facts must be explored before lashing out. There`s more programmes on tv about rogue builders than members of fmb. All this info is available:- Full standard membership requires trading for minimum of 12 months, 3 references of previous clients, proof of liability insurance...

Laying stone floor - do we need a dpm?

If its a habitable room, you should have a DPM. (Posting on this site for Liquid DPM). I would consider taking floor out complete and laying new concrete on DPM sheet then flag over for appearance.

radiator pipe is to small for 10mm cap help please

Its usuall to leave the valve on pipe and just break joint from the tail in rad. ( the valve will be 2 pieces, 1 screwed into rad the other fitted onto pipe end.) That way the water is locked in the system whilst you decorate or whatever.

How to choose a builder - is the FMB site the best source ?

FMB find a builder, is a good start. Members are expected to be professional and should be able to provide references for you to contact. They wont be any cheaper and may not be any better than lots of other builders, but if you choose a FMB masterbond member they will have an insurance backed...
