Its an open vented fully pumped heating & hot water system (sounds like a y plan)with a low pressure tank fed domestic hot water supply with a 3kw electric immersion heater back up.

sounds like u might have a blockage on the cold feed out of the tank to the system. often on the tee to the cylinder return if gravity hot water,does water trickle out of the vent over into the tank. vent may not be high enough either.

unless prawnstar can give a reasonable amount of detail about his boiler & system it s all wasted speculation going no where.

high limit stat would take out the pilot wouldnt it ? does the pump stay running. some thing must of changed if its just started after 18yrs.is it every time the boiler reaches temp or when the system is switched off by the programmer.

if its the heating f/e thats over flowing then its clean water entering the heating not causeing smell or contamination. if the heating tanks the higher of the tanks & its the domestic hot water cold tank over flowing the hot water could be contaminated but a drip drip drip ould probably go...

may be pumping over if tank fed. may be incorrect position of feed & vent or not a tall enough vent over f/e tank. try turning pump on to slowest speed to see if it settle s down.

looks like a cheap nasty mixer with a pair of Bristan Victorian tap revivers fitted. Hose looks s4agged .no wonder it leaks. replace hose as a start.may be excess back pressure if kinked inside.

Thanks for the fedback. checked & no water in base yet it didnt reset itself until i jiggeled around with the red float in the other chamber that also trips the micro switch. there's a small build up of bacterial gunge around the outside of the red float i think it may of bounced up & stuck...

Bosch exxel Max option dishwasher stuck on pumping out. time allways stays on 43mins to end of cycle but stays on that for hours . try rinse & it stays on 9mins but also carrys on pumping. open door & it would normally stop. lights go off door but it keeps on pumping. I guess theres a pcb gone...

its not uncomman for them to leak when shut but its only the water in the rad leaking out when shut so catch it & when rad is drained it should stop.

do u have a one pipe system or a two . is the existing rad piped up in 15mm or 10mm and is the pipework dropped down the wall or is it below the floor.

if the lights r on on hw & ch then the fault is probably not with the clock, is the hot water getting hot ? depending what type of system u have it could be the pump failed, or pump spindle stuck or a zone valve fault. more info needed . picure of pump/boiler/ cylinder.

not seen that make of twin entry valve but normally u would of been able to isolate the rad with the allen stud screwed in & the other valve shut clock wise. on the other rads did they hav a pipe stuck into the valve that slides in the rad to circulate the water to the other end of the rad.

did u know the trap outlet is 50mm (2") but comes with a reducer. On a power shower the 50mm waste is recomended.

Could be a board fault or a valve fault but 1st check would be pilot size incase rectification probe is cooling due to the partial blockage on the pilot injector.
