It sounds as though the hot water diaphragm is perished. This is very common and is easily repairable. If you are not diy oriented, I would recommend getting an RGI in to effect the repair, and possibly to give the boiler a good service.

The G.C. no. for a 401 is 44 077 49. Not too sure about the fire but it will be 37 077 somethingorother. Not exactly sure when the 401 ceased production, but the one I just removed was fitted in 1979! Nothing wrong with it either.

Definately not a job for DIY. Minimum checks include operational and visual inspections of the flue, burner pressure/gas rate, ventilation, operation of safety devices, clearances from combustible materials, and then double checking the flue and ventilation! Fun and games at times. 8)
